Confidentiality
Just a reminder to all agents as to your duty of confidentiality. Realize you owe this to all parties involved in a transaction, not just your clients! When you disclose the terms of a pending offer you are breaching that confidentiality and potentially putting the parties to the contract at a disadvantage should that offer never close. If anyone asks the terms of a pending offer all you can say is it is confidential until the price is recorded as a matter of public record.
As Keller Williams agents, we adhere to an even higher standard so please keep your clients and customers in mind in all things you do and say!
Help Needed
Last night a tragedy hit very close to home for me. My friend’s, Angela Grey, home caught fire and is a total loss. Her and her 4 children are fine and were not there when it happened thank God.
They have nothing left. She was renting and did not have renters insurance. Another friend of mine and myself are in the process of getting a fundraiser together and contacting a property owner for a place for them to live.
I am asking each and every one of you for your help. Here is a list of things that they need.
•Amanda is 5 and wears size 5-6 clothing
•Abby is 7 and wears size 7 clothing
•Austin is 8 and wears size 8 clothing
•Keanna is 14 and wears size 3 in Jr’s pants and size small Jr shirts
•Angie wears a size 12 in pants/jeans and lg in shirts
They need kitchen items, furniture, beds, blankets, pillows, and maybe some toys for the little ones. Wal-Mart gift cards to purchase essentials, food and school supplies would be nice to have also.
If there is any way that any of you can donate anything it would be so much appreciated.
KW East can bring smaller items to the office and I will pick them up. You can just put them in my office. KW West can bring smaller items to the west office and I will pick them up there. Any furniture or larger items I can pick up at your home. Just call or email me.

Q. The buyer wants to have the hardwood flooring refinished before closing. The buyer is hiring the contractor. How does the agent protect the seller from liability, possible damage, lien waivers and the failure to close? Are there any other items the agent would need to address? Are there any forms available for this or should the agent draw up an amendment?
A. The buyer and seller may negotiate to allow the buyer’s workmen to engage in work prior to closing. There are risks for both the buyers and sellers in such situations. The broker has identified some of the potential areas of risk that may arise when work is completed before closing. The parties may negotiate to allocate the risks or have legal counsel draft appropriate contract modifications. Another approach is to use/and modify an Addendum O since the access for the work is a variety of a limited occupancy.
