Sheet Metal/Furnace Recommendation
I have a buyer who needs new cold air returns put into the home they are buying -- close end of October. Can you recommend anyone you've worked with at a reasonable price?


The current returns are made of an asbestos material that looks like careboard so it is being abated! Have never seen this before -- it's always something, ain't it?

Q. In order for a broker to be able to claim a customer in a list of protected buyers, what does the interaction between the customer and the agent of the broker have to be? The broker is saying that one of the agents talked to the customer about the property. The agent never showed the property or wrote an offer.


A. Buyers may be protected for listing protection in one of four ways. If (1) the buyer submitted a written offer to purchase or (2) negotiated directly with the seller, the listing protection is automatic and the first listing broker would not have been required to perform any additional steps to protect the buyer for the override period. If, during the term of the listing (3) the buyer attended an individual showing or (4) “negotiated” with a broker, the buyer will be protected only if the listing broker delivered the buyer's name to the seller no later than three days after the expiration of the first listing contract. “Negotiated,” for these purposes, means that the buyer discussed the potential terms upon which the buyer might acquire an interest in the property.
