Join us for the 1st Sustainable Showcase on Saturday, October 23rd 10:00 a.m. – 4:00 p.m.
This one day Open House event across the Madison area will open up for tour Greenbuilt Certified homes as well as projects that have participated in Home Performance with Energy Star. The Showcase will contain a mix of new, remodeled and existing homes that were built with the Green Built Home certification. Properties will highlight many different “green” principals and products including renewable energy, energy efficient construction, water conservation and more throughout Dane County.
Tickets are $10 each and available at Home Savings Bank locations throughout Madison and Dane County or can be purchased the day of the event.

Sign Your Team Up for the 2nd Annual Chili Challenge on Saturday, October 23rd
The competition is getting hot! The Chili Challenge is being held at Quaker Steak and Lube, 2259 Deming Way in Middleton. Cooking starts at 9:00 a.m. and judging begins at 12:00 noon. Team registration is $20.
If you’re not a cook, then come sample the chili and vote for your favorite. People’s Choice sampling begins at 12:30 p.m. Tickets are $5 and available at the RASCW office or At-the-Door.

The Ghoulish Gallop Needs You on Saturday, October 30th
Remember the Home Run, which has been raising funds for the RASCW Housing Foundation for the last 15 years? Well, this year we’ve decided to re-flag it as a Halloween run and rename it the Ghoulish Gallop. It’s going to be even more fun than in past years, and here is how you can get involved:
1. Participate! There is something for everybody: 5K and 10K runs, a 5K walk, and free kids' races. There will also be door prizes, costume contests and ghoulish food (but NOT goulash!). Entry fees support the RASCW Housing Foundation, which provides down payment assistance to low income families in our service area. This program helps our clients, although we may not even be aware they are being assisted. Sign up at www.active.com, www.ghoulishgallop.com, or at McKee Farms Park on the morning of the event.
2. Volunteer! If you'd like to get involved but aren't interested in running or walking, we still could use a few race day volunteers. Please email Rachael See at seer@firstweber.com to sign up as a volunteer. Volunteers are also encouraged to dress in costume!
3. Recruit! Get your friends involved as participants or volunteers. While this is put on by your Association, it is definitely not just for Realtors®. The more the merrier – spread the word!
4. Donate! If you can’t participate or volunteer, we’d still be happy to take your money. If you have a business that would like to donate an item or service suitable for a door prize, then donate that and we’ll give you credit and help get your business name out there.

WRA Legal Hot Tip
Q. In a foreclosure, what happens to the delinquent tax amount? Must the foreclosing party (lender) pay off the outstanding real estate property tax bill in order to acquire title? Or can title transfer with real estate taxes still attached and owing?
A. As foreclosure proceedings take place and the sheriff’s sale is set it is imperative that a potential buyer investigate not only the property’s physical condition but the condition of title. Often the bidder at the sheriff’s sale is the lender; however it may be a third party buyer. The buyer receives a sheriff’s deed, which is in essence a quit claim deed. Although the buyer has title, it is subject to any existing liens; any priority liens and any liens that are not included in the foreclosure action.
When a property is sold at sheriff’s sale, it is subject to any unpaid taxes and assessments. The buyer at the sheriff’s sale will need to pay any outstanding real estate taxes. Real estate taxes, including those assessed after the date the mortgage was recorded enjoy priority over all other liens, including mortgages, per Wis. Stat. § 70.01. The obligation to pay real estate taxes and special assessments is not extinguished by foreclosure.
