BEWARE OF OPEN HOUSE THEFT & VACANT PROPERTY VANDALISM
THEFT AT OPEN HOUSE--We all know the critical importance of discussing security issues with the owners of our listings and their need to secure valuables and prescription drugs before showings or open houses.
This week RASCW received information from a Member that prescription drugs apparently were stolen during an open house. While the owner took care to make certain there were no drugs in the medicine cabinet, the thief took the drugs from a drawer in the night stand in the master bedroom.
Please advise your clients to exercise additional caution in securing prescription drugs and valuables. Per the WB-1 Residential Listing Contract, It is the seller’s responsibility to prepare the home for the showing or open house. While we all do our best to monitor prospective buyers in the home during a showing or open house, it is not always possible to be everywhere at once.
For more discussion on this topic, please see the article “Bitter Pill to Swallow” by Cori Lamont, WRA Director of Brokerage Regulation and Licensing at: http://www.wra.org/WREM/Mar11/BitterPill/?terms=prescription%20drugs.
THEFT OF COPPER--The media reported the theft of copper pipe from a south side Madison home last week. Someone had forced open the front door and removed copper piping connected to the water heater and water softener.
After seeing that story, we received an email from a Member reporting that one of her listings (not the same home as above) had been broken into over the weekend. The home is currently vacant and thieves removed the copper piping from the water lines. Please advise your clients to make certain their homes – especially vacant homes – are secured and regularly checked on.
Police report that the theft of copper is unfortunately not that unusual but typically is taken from construction sites. Thieves are generally looking to sell it as scrap for quick cash. Anyone with information about copper thefts is asked to call Crime Stoppers (608-266-6014). Callers may be eligible for up to $1000 in reward money.
