KW Connect Challenge
I happened to take a peek at the NEW kw.com website the other day, and was blown away by the massive content - so many resources I have never taken advantage of. I decided I am going to systematically work my way through all of the KW Connect courses and then Agent Mountain. By the time I get through all of that, there will be more. So, in the selfish interest of being held accountable, I am inviting everyone else to do it with me! Not really with me, but alongside me. I believe I've come up with a way to make it not be a big rigid commitment, but still reach the goal on your own schedule...and definitely learn some valuable tools to keep your head in the game through the next months!
Each week, I will email you a link to one or more segments (could it be any easier?). All you have to do is listen on your own, and then send ONE "A-ha" back to the group (simply "reply to all" with your contribution). Even if you fall behind on the lessons, you will receive everyone's "A-ha" (which might inspire you to actually listen to the clip).

Q. The broker is close to listing some commercial properties with an out-of-state institutional owner. They have provided their own in-house Listing Agreements they use on all of their listings (they own in multiple states), and they will not work with the WB-5 Commercial Listing Contract. The broker wishes to confirm that the broker is allowed to use their listing contracts.
A. The broker may sign the seller-drafted listing contract, but may not fill in any blanks. Wis. Admin. Code § RL 16.02(5) prohibits the “use” of unapproved forms, but “use” is defined to mean completion of a form by filing in the blanks. If the broker signs a listing contract presented by the seller to the broker on an unapproved form the broker is not “using” it under the rules by signing the contract.
It is recommended that the broker have the company attorney review the contract since many important broker protections that appear in the DRL-approved forms may not be included in the seller's form.
