TIPS: Keeping Your Transactions Together!

At the Keller Williams Madison West team meeting we discussed the importance of having a "GREAT TEAM" behind you as you work through the complexities of today's real estate transaction.  The following transactional hiccups are now becoming the new norm:
*Home sale contingencies that fall apart
*Buyers that once qualified that no longer do
*Programs that are no longer available or the financing rules change mid transaction
*Inspection issues that are beyond negotiating items
*Low appraisals due to neighboring short sales
*"Unfinancable" developments and condo projects
*Short sale walk aways

At Keller Williams Realty, we support each other.  If you are facing any issues or challenges during your transaction please make a point to reach out to any of the Agent Leadership Council Members.  We all have an open door policy when it comes to helping each other.  Don't hesistate to reach out.  In addition, our strong affiliation with Waterstone Mortgage and Clear Title have helped us revive many transactions that seemed to be dead. 

Other "TEAM" members you will want to put in place include:
*Inspectors (home, radon, mold, roof, fireplace / chimney, etc.)
*Insurance Agents
*Electricians
*Plumbers
*General Maintenance and Repair
*Basement / Water Issues
*Stagers
*Painters

Not only is it critical to be surrounded by the best in the industry, it is critical that you communicate to both buyers and sellers what to expect.  Assure them that you have a "GREAT TEAM" in place to support you through the different elements and that you will communicate with them openly.  At the end of the transaction, they won't be disappointed if they are well informed.  They will be grateful!
